General Terms and Conditions
Regulations applicable at Lipowa32 Apartments
1. General provisions
- These Regulations define the terms and conditions for booking and renting accommodation at Lipowa32 Apartments. Making a reservation signifies acceptance of all the provisions of these Regulations.
- The agreement between the Guest and the Lessor, GNIECKI s.c., is concluded at the moment the reservation is made online, by phone, or via email.
2. Reservation
- The Guest books a stay for the selected dates and receives an email confirming the preliminary reservation. Failure to pay the reservation deposit within the deadline specified in the confirmation may result in the cancellation of the reservation.
- The reservation confirmation includes:
- The dates of the stay
- The amount for the rental and additional services
- The total reservation amount
- Details of the lessor
- General reservation terms and conditions
- After the full reservation amount is received, the Guest receives a confirmation email and a unique six-digit access code for the electronic lock, which enables entry to the apartment. This code is valid only for the duration of the stay and ensures convenient and secure access to the property.
The code is sent to the Guest via the provided email address and in an SMS message to the given phone number. By default, the message with the code is sent one day before the scheduled arrival. In the case of same-day bookings, the access code is sent immediately after the payment is registered.
- In the event of a cancellation of a previously paid reservation due to a no-show or other circumstances, the rules outlined in the cancellation policy available on the website www.lipowa32.com shall apply
3. Terms of the reservation rental agreement
- The rental includes charges for utilities, single-use and reusable items, as well as access to certain shared areas (e.g., unguarded parking, garden, children’s playground – details are provided in the descriptions of individual apartments or guest rooms)
- Hotel day:
- It begins at 3:00 PM on the day of arrival and ends at 11:00 AM on the day of departure.
- Early check-in and late check-out are subject to apartment availability and may incur additional charges.
- The guest is obliged to immediately report any incidents that may expose the owner to damage.
- The apartments are intended exclusively for residential purposes as stated in the reservation and may not be sublet.
- The guest accepts the addition of extra charges resulting from the selection of additional services during their reservation.
4. Guest responsibilities
- The number of people staying in the apartment/room is limited to the number specified in the reservation. The guest must inform the Host of any changes in the number of guests at any point during the reservation process.
- Adding extra guests requires the Host’s approval and may incur additional charges.
- The guest agrees to observe quiet hours from 10:00 PM to 6:00 AM. Violation of quiet hours may result in immediate eviction without a refund.
- The guest and their visitors are responsible for any damages caused and are required to cover the costs.
- The guest must present a valid ID upon check-in. Refusal to present an ID may result in denial of access to the apartment.
5. Additional services
- Pets are allowed in the apartments and guest rooms only if reported at the time of booking. Additionally, their presence incurs a fee of 150 PLN added to the reservation. Please refer to the pet policy for apartments and guest rooms available on our website: www.lipowa32.com.
- Loss of the access card/key will result in a fee of 150 PLN.
6. Reservation changes
- Reservation modifications are only possible through individual agreement with the Lessor and must be confirmed by email between the parties.
- Changing the reservation to a different date is only possible through individual agreement with the Lessor and requires email confirmation between the parties.
- Any modification of the reservation must comply with the terms outlined in the cancellation policy
7. Transfer of Guest Rights and Obligations
- The Guest may transfer their rights and obligations to another designated person if they inform the Lessor in advance—no later than on the day the reservation begins—and the Lessor agrees to the transfer. The new person must confirm acceptance of the reservation, which requires confirmation by email between the parties.
- The person designated by the Guest must agree and confirm the acceptance of the rights and obligations as a Guest of Lipowa32 Apartments. This also requires email confirmation between the Lessor and the designated person.
- The transfer of Guest rights and obligations may incur an additional service fee of up to 10% of the total reservation value. The transfer becomes effective upon payment of this fee.
- The final transfer of rights and obligations to the designated person results in their acceptance of the role and status of a Guest as defined in this regulation.
8. Force majeure
- The parties may be exempt from liability for non-performance of the contract due to force majeure.
- Force majeure means events beyond the control of the parties, which could not have been foreseen or prevented.
- The Guest is obliged to immediately notify the Lessor of the occurrence of force majeure that would result in exemption from liability for non-performance of the contract.
- The Lessor undertakes to promptly inform the Guest of the occurrence of force majeure that would result in exemption from liability for non-performance of the contract.
- The exemption from liability of the parties for non-performance of the contract requires confirmation by email between the parties.
9. Leaving belongings by the Guest
Liability for left belongings: Guests are responsible for ensuring they have taken all their belongings before leaving the apartment. Lipowa32 Apartments is not liable for any items left behind by Guests.
Notification of left belongings: If the hotel staff find items left by Guests, the property will contact the Guest without delay.
Storage of belongings: Items left in the apartment will be stored for 30 days from the Guest’s departure date. After this period, the items may be donated to charity or disposed of.
Collection of left belongings: The Guest is responsible for the cost of shipping any left belongings. In the case of personal pickup, an appointment must be arranged in advance with the Lipowa32 Apartments guest service team.

10. Property law
- The applicable law for disputes is Polish law, and any disputes shall be resolved by the court competent for the registered office of the company GNIECKI s.c., located at st. Kolejowa 29, 22-500 Hrubieszow, Poland
11. Processing and protection of personal data
- Reservation data is processed by GNIECKI s.c. for registration purposes, legal reasons, and the protection of legal interests.
- The Guest has the right to access, rectify, delete, or restrict the processing of their personal data by contacting us electronically at hotel@lipowa32.com, and ultimately to lodge a complaint with the President of the Personal Data Protection Office.
- The privacy policy is available to Guests on the website www.lipowa32.com.
12. Complaints
- Complaints should be submitted via the contact form available on the website www.lipowa32.com
- Alternatively, complaints can be sent by email to hotel@lipowa32.com or by mail to the company’s registered address: GNIECKI s.c., at st. Kolejowa 29, 22-500 Hrubieszow, Poland
- GNIECKI s.c. is obliged to respond to complaints within 30 days of receipt.
13. Consequences of Non-Payment for Reservation
- Payment reminder: In case of non-payment for the provided accommodation service within the required deadline, a payment reminder will be issued.
- Legal proceedings: Avoiding financial responsibility for the provided accommodation service constitutes grounds for initiating debt recovery procedures through legal channels.
Animal Admission Regulations Applicable at Lipowa32 Apartments.
We love animals at Lipowa32 Apartments and are happy to welcome your furry friends! To make sure everyone has a pleasant stay, we kindly ask pet owners to follow a few simple rules.
- Please let us know at the time of booking if you’re bringing a pet — we need to confirm availability of pet-friendly rooms.
- We accept small domestic animals such as dogs, cats, hamsters, and rabbits. For everyone’s safety, we reserve the right to refuse pets of breeds known to be aggressive or dangerous.
- Pets should be healthy and up to date on vaccinations.
- Pets are only allowed in selected rooms. If these are unavailable, we won’t be able to accept your booking with a pet.
- A one-time pet fee of 100 PLN applies.
- If your pet soils the bedding or furniture, extra cleaning charges may apply. Any damages will be charged according to repair or replacement costs.
- Please ensure your pet is quiet and doesn’t disturb other guests. In case of repeated complaints, we may ask you to find alternative arrangements for your pet.
- Dogs must be kept on a leash and wear a muzzle in common areas.
- Pets are not allowed in the pool area, dining areas, or playground.
- Please clean up after your pet. Cat owners must bring their own litter box.
- Pets shouldn’t be left alone in the apartment for long periods. If necessary, our staff may need to access the room to ensure safety.
